Shorewood

Wooded home sites one miles south of Grand Lake, on the west side of Highway 34,
across from Shadow Mountain Lake. Shorewood's back yard is hundreds of acres of Recreation District land:

Subdivided in 1952 into sites of 1/5 to 1/4 acre.

Roads: Most of the roads are county plowed

Water: Shorewood has a community water system to which some of the original homes are connected.
There are no taps left on the system so home sites which are built on now would have a private well drilled.

Public Sewer courtesy of Three Lakes Sanitation District.
Tap fee is $9,600; cost is $39 per month.
Some sites would need to extend the line to service their land.
Natural Gas is available; you may need to extend the line.

Homeowners Association Fee: $125 per year for homes, $50 per year for vacant lots.

Covenants: A copy is available in our office.
There is an Architectural Review Committee.

Directions: From the entrance to Grand Lake, turn left (south) onto Highway 34. Go 1 mile and turn right onto Road 469 or take the next turn onto 466 to reach the properties along the back road.

Land is $40,000 and up… Homes range from $300,000 to $400,000.
