All buildings indicated with arrows at the bottom of the photo are included. So are the Western Riviera Motel, second arrow from the top, and the aspen-covered corner site in the heart of it all (no arrow). Properties are all being sold as a package. Price is $6,950,000.

Four separate parcels will be purchased together; each is of great value individually due to the amazing location and the 4 are worth even more as a package. You can purchase them all and sell them off separately if you choose to... It took the seller 20+ years to buy up almost all of the commercial property along Grand Lake's waterfront and he is not going to divide it up now.

Please do not contact the business directly.

1. Western Riviera Motel (western most property shown on the left in the attached photo) was featured on national television several years ago on the show "Hotel Impossible". The team were here the week of Winter Carnival while they interviewed the owners and remodeled one of the rooms! It was a treat for the entire town that year!

Western Riviera Motel with its big inviting lobby is where guests arrive and check in to all of the lodging. This Welcome Location is easy to find by turning towards the lake from our 4 way stop sign in the heart of the boardwalk shopping area (no stoplights here & no chain stores). The Western Riviera borders the portion of Grand Lake's beach where, years ago, the town created an ice skating rink and we watched Olympic hopefuls as they practiced in the sunshine near the shore.

The motel building offers 2 single queen rooms, 4 single king rooms, 7 rooms with a queen and a double bed, 2 two-room suites with 2 queen beds and a foldout, and the apartment with foldout in living/ kitchen/ dining area plus a king in the bedroom, sleeping a total of 46 plus 6 in foldouts for a potential of 52 guests.

R145630  5826 square feet built in 1965: 16 bedrooms and 16 baths plus a laundry room for housekeeping with 2 washers and 4 dryers.  Additional laundry room at the Lakeside Cabins holds 2 washers and 3 dryers.

2. Land on the corner will be ideal for adding what you like, between the motel and the lakeside cabins. Owning this ties the properties together nicely. R146440

3. Lakeside Cabins (center of photo)
a.
6 large lakeside cabins with a king bed and a foldout sofa in each provide accommodations for a total of 24 year round.
b. 4 small lakeside cabins with queen beds sleep 8 total; these are summertime rentals, rented mid-May through mid-October.
c. Lake House (right of center): 1 king suite and sitting area with sofa bed on upper floor plus 1 queen bedroom with a sofa bed in the living area on the middle floor sleeps a total of 8 guests. The one-bedroom king bed apartment on the main level could also house a sofa bed if you choose. Murphy beds might be a fun alternative for additional sleeping space.
d. Tree House (right of center): 1 king bedroom, 1 queen bedroom and a sleeper sofa rounds out the beds to sleep 6.

R174161  2400 square feet from 1960, please note the square footage does not include the two large homes

4. Events Center (to the right in the photo) can provide a fun gathering space for 122 guests according to the Grand Lake Fire Department. Handicapped accessible, it features a lovely enclosed space with long bar for serving beverages, three restrooms discreetly located down a hall, plus a huge deck looking out over Colorado's largest natural lake. Here, we have attended weddings, fireworks parties and many memorable community events, including the farewell party for the "Hotel Impossible" team. It has been a restaurant and also a wine & tapas bar. Down a partial flight of stairs is the kitchen and at ground level is a small apartment.  Back door access from the alley is convenient for caterers. Please, bring back the building's glory days!
